As revealed in Liases Foras’s research, Neral is one of the emerging clusters in Mumbai 3.0, which is expected to experience a 5x potential appreciation over the next decade, with infrastructure investments of ₹4.04 lakh crore. The pattern of growth for real estate in Mumbai has traditionally been an extension from South Mumbai to Bandra, Andheri, Thane and Navi Mumbai, driven by infrastructure development and subsequently housing demands. The next phase of such expansion is unfolding along the eastern MMR corridor, where Neral has become the new residential hotspot in the city of Mumbai 3.0. The change has been facilitated by an infrastructure pipeline worth ₹4.04 lakh crore, almost four times that of Gurugram’s, in terms of early infrastructure development, which has seen a 35x property appreciation over 3 decades.

Among other key projects, the Navi Mumbai International Airport (NMIA), Virar-Alibaug Multimodal Corridor, Mumbai Metro Line 8, BKC-NMIA Tunnel, and Panvel-Karjat Railway Line will change the regional connectivity by facilitating quicker movement in the MMR region and positioning Neral effectively within Mumbai 3.0. With NMIA rising from 20 million passengers in Phase 1 to 60-90 million at peak capacity, the multimodal corridor cutting down travel time in the MMR region by 30-40%, and Metro Line 8 taking just about 25 minutes to connect BKC to the airport, the region has much to gain.
Navi Mumbai International Airport (NMIA) is expected to provide over 20,000 direct jobs and over 1 lakh indirect jobs in Aviation, Logistics, Hospitality & allied industries. The 90,000 acres of NAINA zone would develop new business, IT/ITES & residential clusters near the airport complex.
