Hiranandani Sands Alibaug Introduced Branded Serviced Apartments Through Fern and Marriott Collaboration
Partnership aimed to transform Alibaug from a weekend getaway into a year round coastal lifestyle destination
Mumbai, August 13, 2026: Hiranandani Communities announced a landmark collaboration with The Fern Hotels & Resorts, under the Series by Marriott collaboration, to introduce branded serviced apartments at Hiranandani Sands, its integrated coastal township in Nagaon, Alibaug. The partnership brought together Hiranandani Communities, The Fern Hotels & Resorts and Marriott International, combining premium residential ownership with professionally managed hospitality experiences within an integrated township.
The collaboration reflected a broader evolution in India’s real estate market, where the value of a property was increasingly being defined not simply by its size or location, but by the quality of services, amenities and lifestyle it enabled. For Alibaug, traditionally regarded as a weekend escape from Mumbai, the development represented an effort to establish the region as a year round residential and leisure destination.
At Hiranandani Sands, homeowners were offered a hospitality led ownership model that went beyond conventional residential real estate. The residences were to be professionally managed under the Fern and Marriott partnership through a “lock and leave” model. Under this arrangement, owners could potentially make their units available for rental through the management company when they were not using them, subject to applicable management and operating terms.
Speaking about the collaboration, Dr. Niranjan Hiranandani, Chairman, Hiranandani Communities, said the Indian homebuyer had evolved beyond purchasing property purely as a physical asset. According to him, buyers were increasingly investing in a way of living, standards of service and lifestyle experiences. The collaboration was intended to bring internationally benchmarked hospitality into an owned residential environment while supporting Alibaug’s transition into a year round lifestyle and real estate destination.
Mr. Kiran Andicot, Senior Vice President, South Asia, Marriott International, also participated virtually in the occasion, marking Marriott International’s involvement in the collaboration.
The hospitality led residential ecosystem at Hiranandani Sands was designed to reduce dependence on seasonal weekend tourism. The project aimed to attract long stay guests, digital nomads and international travellers throughout the year, potentially creating more consistent economic activity for the region rather than relying on the seasonal peaks traditionally associated with coastal tourism.
The development also incorporated a broader community and sustainability agenda. It was designed to support local artisans and craftsmanship, showcase coastal cuisine and cultural traditions, and encourage engagement with nearby heritage sites and natural reserves. Sustainability formed an important part of the development philosophy, with initiatives centred on green certified design, renewable energy adoption, water conservation, biodiversity preservation and responsible coastal development.
The collaboration therefore positioned Hiranandani Sands as more than a residential project. It represented an attempt to bring together real estate, hospitality, leisure, wellness and community living within a single coastal ecosystem.
With the partnership, Hiranandani Communities reinforced its long standing approach to integrated development, while highlighting the growing convergence between residential ownership and hospitality services in India. For Alibaug, the initiative also reflected the changing character of the region as improving connectivity, infrastructure and tourism infrastructure created opportunities for longer term residential and commercial activity.
